Even if he does great work and plays well with others, if he isnt organized and hasnt learned to manage the work flow, how can you expect him to do better on the next five rehabs while hes paying you back.

Once you find someone to hire give them a 2-3 week probation period to make sure you have a good fit and workflow.

Is there a sheet available that tells a newby in what order to do a remodel for the best workflow - ie, walls, cabinets, bathrooms, ceilings, floors, electric, etc?

If you have a bookkeeper and is OK taking that extra cost, it works, but for me, I want it just like Quickbooks, where I download and tag the transactions and done.3- I found that their online leasing workflow to be top notch.

Kudos for you for doing so.I haven't done electronic signatures for leases yet but that seems like a great idea as you create workflows with those and dump the signed document into a location where you know its supposed to be. 

Software that is compliant with the securities laws, builds the workflows needed, has tools to track the efficacy of marketing campaigns, handles back office functions, etc.
