I did some research and this doesn't seem like a bad idea, but I'm just a little skeptical and nervous. 

ACTUAL bank statements  LOL.. that's what you need.. and that's why they use me.. we are for real and know what we are doing and what we need to do to support those who want to do what you want to do... you either have not explained it correctly to those potential money partners or they are nervous nellies and probably wont close anyway.

Am I still anxious and nervous... heck yeah!

We're nervous that the deal could fall through and have to walk away if we don't get financing soon. 

Leland is right outside of Wilmington's city limits so the houses are respectable prices and Jacksonville is right where the Marine bases are so you will always have people to rent the homes.I'm doing pretty good in terms of knowing the areas but im nervous to make my first move and get out there.

I think a lot of banks have gotten nervous about how hot the market is.
