I agree with you on Texas TAx's though.. holy man I have done about 15 flips there in the last year and a little more. and tax's for the 4 to 6 months we owned them are more than I pay for a home twice as valuable and the whole year here in Oregon.. :)I think its one reason that values in a big way stay static in TExas  they don't go up much and they don't go down much... especially for the W 2 earner.. when you have 300 to 400 a month for tax's on a 150k home.. that equates to 50 to 70 or more in mortgage payments.. when on a 150k home in many markets with home owner exemptions that tax would be 1k. or one third..

If cap rates were 9 cap 3 years ago for multifamily and stuff is trading at a 6 cap  today maybe a deal is a 7 but a 9 is just dreaming.I hope you find the holy grail that gets you going I really do.
