It won't looks as authentic, but writing "looking forward to your call" 1400 times gets tiresome.

Hi JulieWe start showing as soon as the tenant gives notice. It has been a challenge sometimes, I remember setting up showings at a house where the tenant was away for the weekend.Just her teenage kids were home. The first showing was embarrassing, but I managed to do a garbage bag / throw stuff in the cupboards (including dirty dishes)The next tenants took the place, but I made a deal with them to have our painter / handyman come in to do a bit of painting, after they moved in.It is not always ideal, some of the hustle between tenants, but I find if you communicate well, set expectations and do what you say you are going to do, you can avoid any loss in revenue. That being said, sometimes you have to shut a unit down between tenants to do a full on scrub down.To clean properly it really takes a lot of time.Mike

Especially if the fire/murder was reported on the news, one google search could let the cat out of the bag and you could lose numerous amounts of potential buyers.

I did it myself many years ago and it was messy (back then, they didn't have the bag that caught the sawdust) time consuming, and smelly!

I learned that many, many of the people who claim that they've 'arrived' are self-delusional, pathological liars, will tell you that they've done such-and-such and keep a straight face when, in fact, they couldn't find their way out of a paper bag with a portable Garmin GPS.

I can see how if someone really needed to sell their house (which is the only way a sale will happen) then it shouldn't matter what my letter says... the seller would just look for the number and call.I just wanted to change it up since it seems like when I'm re-mailing the same letter to propects it looks less genuine due to the identical wording used... might make some people feel its "less authentic" and motivate them to call and ask to be taken off the list.

I can't beat anyone here on "grossness" but my first eviction involved my first tenants; a older woman, her adult daughter and the daughters two teenage children, one of whom had a baby during the tenancy. All five skipped out over one weekend leaving me what ended up being 45 bags of garbage.
