When it comes to repairs, I recommend talking to contractors who can walk through the property for you and give you a solid estimate.

Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.

Just remember anyone who has acted as your employee, attorney, accountant, investment banker or broker, or real estate agent or broker within the 2-year period ending on the date of the transfer of the first of the relinquished properties is considered your agent and is disqualified from being your QI.So definitely ask them for recommendations but they cannot act as your QI on the exchange. 

In most cases, I don't recommend renting out your primary residence especially if you have no rental experience and that is because usually your primary residence was bought without the idea of renting it out.  

3) Any specific states you recommend to set up any of these (Not sure where I'll be purchasing property yet, maybe Detroit, maybe Cleavland, maybe Augusta, maybe Des Moines, maybe Saint Cloud, maybe Memphis...)4) I already have a LLC based in Hong Kong (We call them limited companies, but the principle is the same).

Can anyone recommend a firm that does not use Lexis Nexis for background checks?

Whether you absolutely need to or not, I would recommend doing so regardless.
