176 Wildwood Road is a single-family home located in Sag Harbor, NY 11963. This residence features 3 bedrooms and 3.5 bathrooms, encompassing approximately 1,700 square feet of living space.

What made you interested in investing in this type of deal?

I saw this property as a prime value-add opportunity. The lot size, the pool, and the quiet cul-de-sac location provided great bones, and with the right upgrades and modern touches, it could command a much higher price in the competitive Hamptons market.

How did you find this deal and how did you negotiate it?

I’ve built strong relationships with local agents and other investors in the Hamptons, which helped me discover this off-market property. I work with agents who know my buying criteria, and they bring deals to me before they hit the public market.

How did you add value to the deal?

I added value to the property by focusing on key renovations that aligned with the tastes of Hamptons buyers. I updated the kitchen with high-end appliances, installed custom cabinetry, and added modern finishes throughout. The bathrooms received a luxury makeover with marble countertops and custom fixtures, while I also reconfigured the layout to create a more open and inviting space.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I typically focus on off-market deals, so I didn’t work with an agent to find this property. However, I do rely on my trusted network of local professionals for different parts of the process.
