Greetings from Long Island....I want to become proficient at RE investment.

I'll have to look into some of the different accounting software, but am rather proficient with excel and am creating my own spreadsheets for the meantime.

I am wondering what is the best way to find somebody to learn from, and become more proficient in real estate.

I have been an investor mucu longer than an agent.If you don't close at least 12 transactions a year you don't know what you are doing and should not practice without a mentor. 25 is proficient, 50+ is outstanding.

Someone who is ready to buy, or willing to learn how to get there, and someone who will listen to their agent's expertise about the market they are proficient in.

Pick 1, become proficient, then add later if you decide.

Someone who is proficient in construction may not be as technical in the acquisitions side.

I would use the BiggerPockets network to find a real estate agent in JAX that is extremely knowledgeable and proficient at doing VA loans in that area.

Now I will admit, this is something that I am not proficient at and maybe over time I will be apologizing for this post... but as of now I'm just not good at knowing how long a project will take and if a contractor is just stretching the job out.

We have the property investor, who for whatever reasons would not be a proficient host in the STR realm.
