The other thing (going back to my interview) is that while they may tell you that the extra courses will pay for themselves via flips and wholesales.... that $50k is buying more than just education and mentor ship.

For example the ship has sailed on being able to cash out refi the way you did in '07, as lending has tightened considerably post crash. 

Larger box spaces tend to take longer to lease out as bigger companies are slower to move and rent is typically higher compared to a larger pool of smaller tenants going for the regular type spaces.National tenants tend to want brand new buildings with higher ceilings for storage and shipping.

That 30 minute radius, at cruising speed, was 150 miles... meaning over 50,000 square miles in which this hypothetical commuter could live. 

Making the strategy moot get umbrella insurance, run a tight ship.

Some houses are ok and able to right the ship so you may be one of the lucky ones.

Back in those days I had to prepare by ordering a bunch of old fashioned things called "books" and have them shipped over to Hong Kong.

I would have the goal of outsourcing it once you've got some traction but things like list fees and shipping can destroy that budget. 

There is no base but he will be on a ship once in a while.  

as for the mailbox you can have Amazon ship it somewhere or order it from Home Depot or Lowes for pick up or ship it as well.
