Another Morris Invest Nightmare

I got a property through Morris Invest a couple years back. It had a few occupied/unoccupied cycles. I also never got proof of rehab done. What I got from them was a few really low quality pictures that showed nothing they were supposed to rehab. Also found same issues not being able to get in contact with them.

About a month and a half back I got a letter from the county health department about violations with the property. I forwarded the letter to OP and this time I got an answer that they would take care of it. About a couple weeks back I got a letter from the county that I am getting sued for not fixing the issues. On top of that, OP says the property is vacant but the health inspector told me there are people living in the house. I am sure they are collecting rent that they are keeping.

I have no idea is the house is C, D or war zone. The health inspector said that we can come to an agreement if she sees progress. She also said that she reached out to OP and they told her they had no plans to do anything. At this point, can someone recommend a PM in Indianapolis that can help me with this issue? Any guidance will be appreciated, I really dont know what to do and I am running out if time.
