I have had some good luck with direct mail campaigns as well but it is definitely very competitive.  

Hi everyone,I am looking to build a campaign to have my agents call on the owners of all of the industrial buildings within a certain radius of the properties we already own to start building some rapport and hopefully opening us up to mutually beneficial opportunities in the future. 

What marketing campaigns are a good starting point in the Chicagoland area?

I am currently in the beginning phase of getting a direct mail campaign going targeted at 2-4 unit properties in my area.

Go to REI meetup groups, put up some bandit signs, do a direct mail campaign, start calling people, go door knocking, just do something to get yourself out of your comfort zone and start working.

I'm starting my yellow letter campaign this week and very excited to see where things go. 

Are you consistently following up with the marketing campaign?

There is no secret hiding place for investment properties sometimes they are found on MLS, craigslist, FSBOs, direct mail campaigns etc.

Don’t have much funds to do direct mail campaign.

I am currently testing a Google AdWords campaign on a newly seller generated website to get new leads.
