You may find it easier to get cash flow in another province such as New Brunswick or Nova Scotia.

Just make sure that you don't give them the option until they've done the roof.Finally, unfortunately in most if not all states/provinces you can't legally bind a tenant of residential real estate or an optionee to perform repairs.

@Luke LadzikFirst, you will want to get an idea of what you can finance first so that you know what price you can search for.Then get some help from Realtors in those areas that you like and determine if you can get a cash flowing property and or sufficient appreciation over time to continue growing your portfolio.You may want to consider other provinces like New Brunswick/Alberta/Nova Scotia where prices are lower.I am investing in Nova Scotia now.
