I'm getting my comps through REIBlackBook which is probably similar to RealtyTrac.I'm currently working on someone who wants $210,000 without repairs, and the comps I'm pulling show that the ARV is $210,000 but it needs about $40,000 in repairs to update the kitchen, bath, hardwood floors and replace the roof.

However, I put in some engineered hardwood in the apartment and it wasn't show ready until mid-month and raised the rent from $1600 to $1700.

But we also have the untamed variety of squatter who uses houses as toilets, set open fires on hardwood floors, tear out all the metal to sell for drugs...these people will set a house or building ablaze causing terrible damage and harm to people.

There is a few listings currently right now that are 500sqft for $925 in a less desirable street.I'm pretty certain that I can get $1,000/month after I remodel the bathrooms, change the floors to hardwood, remodel the kitchens and new paint.

There was no kitchen, it needed paint everywhere, replace damage hard wood flooring, new heat pump, rewiring of electrical wires and an extra bedroom added onto the house.
