Chandler Remodel - Going on Market Today

Here is the latest flip I completed.  This was a short sale bought for 175K and I plan to list today for $265K.  This was just a cosmetic remodel and the yard needed a lot of work.  I have not added up yet, but total remodel was probably $35K.  Profit numbers are below.

Update:  I received a full price, no concessions offer but the lender is BofA.  They are known to have conservative appraisal companies.  We will see how it goes...
