Best practices to rehab a place?
When keeping a property as a rental, what are the best practices to rehab a place? I guess is different to rehab to resell and rehab to rent..... thoughts?

Make sure all systems are functional.(electrical, plumbing, roofing, HVAC. Usually have to install new HVAC, because the unit is stolen while property empty. I don't set new unit until tenant moves in and most times I use a cage to protect. I paint entire house, refinish wood floors(most under carpet in the area), install current lighting/ceiling fans, carpet for BR. If needed, install tile in kitchen/bath. This saves money in the long run. I rent quickly for market rent because the place is nice.
***Planning a flip in upcoming months and I will use the same technique, but add higher end products.(new toilet, vanity, refinish tub, ceiling fans. In my area the flip has to look brand new!
