How do I decide?

I'm an upcoming REI here in Southwest Florida and learning how to flip/rehab homes in my surrounding area. What I'm trying to understand is how I go about choosing what to put inside my property: •Bathroom -Faucets & Sinks -Mirrors -Bathtubs & Showers -Vanities & Cabinets -Toilets •Kitchen -Faucets & Sinks -Storage/Organization -Countertops & Backsplashes -Islands •Lighting -Ceiling Fans -Outdoor Lighting -Chandeliers & Pendents -Recessed & Flush Mount Fixtures •Flooring -Hardwood -Tile -Stair Treads These are the kinds of things I have no idea how to decide upon. Is there anyone who could possibly give me insight on what to choose (a home stager for example)? Any advice/tips/suggestions will certainly be appreciated!
