As a direct portfolio lender for over 9yrs, and now a fund manager I have loaned out over 150+ loans and deployed 25M+ in capital. 

Exceptions being repairs, deployment if previously lived there, spouse or child living in it instead. 

More fees in a shorted period of time and the ability to re-deploy those investors dollars.  

., etc.3) It may not be good timing....an investor could have tapped out their investment funds recently, and not have a lot left to deploy right now.4) some investors are getting concerned about both the MF market and macro economic conditions, and may be more inclined to hold or sell.  

I use it as an emergency fund or for cash I want to keep close at hand and be able to deploy at very quickly.

maybe a combination of seeing the current state and long term trends including inventory, demographics, builders not stepping up to capacity any time soon, as well as....wanting to diversify more away from the hot/expensive stock market equities, need to deploy capital, and seeing the opportunity of still low fixed rates and long term steady gains. 

Outside of my own residence I'm deploying all of my capital into Indianapolis for the time being and also shopping other mid-west markets as well.

To get down to the basics, the decision is: By deploying your capital in this investment, does your expected overall return beat the other alternatives that you have and does it do so to a degree that justifies the risk of this investment?

If You read my last post then you know i am military as deployed,  and with being here i want to gain as much knowledge as i can, so what are some things as a wholesaler i can really focus on that will be beneficial.  

Raising capital for a specific project is vastly different than raising capital for a fund where you are then deciding where to deploy the assets.
