I resided in the home until summer 2020 (total 2 yrs 9 months) and then deployed overseas for the next 4 years; selling the home in June 2024.

Two of the casitas and the prototype are available to deploy in the local Las Vegas area right now and we are looking for a home for them.

Is this strategy something I could deploy in a high entry area like New York/Long Island? 

If you use a cash-out refi, you can deploy the money elsewhere to partially offset that interest if it will be sitting idle a while.

Unfortunately, my service was cut short due to an injury during deployment, which required spine surgery.

She is working for federal government and had deployed out to another state (she is not a service member by SCRA).
