Hi @Christopher Oliva,Any competent buyer will see the issues and discount accordingly, so if I were in your shoes I'd first figure out what's causing the problem and see if it can be fixed economically.Example, is it a crushed sill plate that termites ate up?

I texted her on the 6th informing her that rent was late and she told me her Hedge Hog ate her wifi cord and she couldn't sent rent via cash app....lol. 

The tenant is C+, because during the Inspection their side of the house smelled like cigarets, the carpet was distorted, and their dog ate bathroom laminate.

The cost to repair all of that constantly ate up any scant profit my parents ever could have hoped for.

If that guy starts saving water, you are really going to be ate up in costs - you need him to use water.

@David Brackett Jr in the beginning it can be overwhelming with the amount of info being thrown at you, my best piece of advise is to find a successful agent and follow their business plan to a tee.
