I've tried a couple - truepeoplesearch, white-ages, property radar, leadsherpa, batch leads...Some services are better than others, but it is a numbers game and you also can cross check between different platforms.

However if you have enough reserves, 6mo or greater then I'd say chance it but a couple of missed payments from the tenants and you have to foot the payments out of your own pocket.I'm all for taking risks but I think you really need to evaluate the age of the major systems so you don't get hit with a bunch of cap ex all at once as well as your reserves. 

You basically have "Growing but no cash flow" or "Stagnant growth but good cash flow". 

I invest in Boise, ID and do quite a few BRRRRs, LTRs and STRs- varying degrees of success depending on how much equity we can force and the type of back end financing we can find, but the tax benefits are great and it's a rapidly growing market and Idaho is probably the most landlord friendly state in the nation. 

I see a lot of new construction in Richmond and Berea as I travel from Lex nearly every day im excited to see how the mega site in Mt Vernon and Richmond grow these areas What surrounding areas of Lexington are you seeing more activity?

When you start, the company may give you a small existing portfolio, but then you'll have to maintain & grow it to make a decent living.You could also work as a leasing agent at an apartment complex.

It's an amazing place to learn and grow in real estate.
