Pre retirement Strategy

I've been investing in real estate from afar (accredited investor) for years, but I now want to get into owning properties myself. I'm <5 years from retiring, so in this time period, I'd like to build a portfolio of turnkey rental properties. Once I retire, I'll supplement my income (and keep myself occupied) with rehabs and either flip them or use a BRRR strategy. I'm jumping right in with evaluating markets nationwide and my goal is to own 3 properties by year end. I look forward to learning from all of you and your experiences (good and bad) and connecting with like-minded people.

    Starting with SF, but interested in learning more about MF.  In the near-term, focused on turn-key properties.  Since I work full-time, my near term focus is building my property portfolio and maximizing the tax benefit.  Once I retire (~5 yrs), I'll be more interested in fixer properties that I can either flip or rent.  I've done quite a bit of renovating, additions, etc in properties I've lived in and I enjoy it (but not necessarily living through it).  So, I think flipping or renovate to rent will be a fun next chapter.
