Construction practices vary per market somewhat, but around here (Texas in general) you can find many paint contractors that will tape, float and texture drywall.

The plan in motion now is we have trimmed all the fat in the personal finances and are now beginning to bank sufficient cash to float my family so I can then have two or three of these properties at one time to ultimately do one big cash out refi in a portfolio.

I have a developer in CO that I've worked with on some flips and I'm considering floating the idea to him.  

Any legal formation docs or advice on structuring floating around?

So I said a while back I would post about my first live-in rehab but wanted to wait til my refinance closed as to not jinx it, so heres that story.Unfortunately, due to the type of income I had I couldn't find a bank that would refinance completely for me.( I was working a job where the work was deemed too short term because it was through a temp agency, even though the team had been there 3 years) So I ended up having to settle for a HELOC, which is fine I still have access to the money but its on a floating rate some deploying the cash into a long term investment isn't something I feel comfortable with, but nonetheless I have it there for me when I need it.It wasn't a perfect project by any means but it felt really good getting my feet wet and having the second appraisal confirm that my research and months of analyzing were worth it and correct.

I am a contrarian investor floating to the opportunity.  32 years in the market has taught me that much....

Zillow holds the funds for a few days to make a little float, but no other fees.  

So seller pays the commission though so your purchase price is unchanged. it would be different if the agent called back and said , "the seller accepts your price but we need to add 6% on top for my commission," that would of course make it more expensive for you and i would understand your frustration. but it doesn't sound like that is what happened. you needed to have a signed contract. all this happened when offer was just floating in the air. it sounds like the agent disclosed his family relationship to the seller tooI dont think your agent and pm are being unethical about the matter but the only way i could see you having a case here is if you made the agent and seller sign a non disclosure agreement regarding your offer because then the agent could not tell their relatives how much to offer to out bid you.

Section 8 portable voucher--the local housing authority will pay a portion of the tenant's rent, on a floating scale depending on their income and expenses, all the way up to 100%. 

There is a lot of money floating around and I think that is driving these outrageous valuations adding in the unfavorable landlord tenant laws and I don’t see many opportunities in the area for the time being.
