For the BRRRR process I plan on using a hard money lender for the rehab process for the SFH's but what I'm not sure of is, should I purchase a duplex and rent one unit out and live in the other or should I just rent for now, not purchase a duplex and just purchase a SFH with cash and start BRRRR'n immediately?

Flipping a brand new home likely wouldn’t bring much profit - especially after having to close twice when you first buy it, and later sell it.Maybe you have millions to spend and I’m just missing the big picture… but when I think of “income” I’m usually thinking “net income” after you factor in expenses, like purchase price or building costs?

@Polat Caglayan The majority of investors who become involved in the section 8 program do so because they purchase lousy real estate and leasing the units to section 8 tenants is the best option on the table.
