What made you interested in investing in this type of deal?

Good occupancy and solid CAP rate.

How did you find this deal and how did you negotiate it?

A business partner approached me about it, and I negotiated the deal based on CAP rate.

How did you finance this deal?

Traditional bank financing.

How did you add value to the deal?

Utility improvements.

What was the outcome?

Over 2K a month in costs savings to the building.

Traditional office spaces are difficult to find tenants for.
