Sounds like you should be moving a wall a few inches.In Utah, I believe standard occupancy is 2 * # of rooms + 1... so we can have 3 in a 1 bedroom house, guess they sleep on the couch.

LOL.As opposed to the locals in a town buying all their rentals..the locals know the ins and outs the risk reward of certain neighborhoods and won't touch them for buy and hold. its the unaware naïve investor that gets sucked into those.. the foreign investors especially. the UT most care must be taken with buying out of state properties....

Many markets (Birmingham included) can be very different street to street, so a company that has one national office in Utah or some other state, but advertises properties all over the country likely won't have a firm grasp on the details of any of their markets.
