I once watched one of them take used book shelves and put them along 1 wall in the dining room, added new trim, a few doors and hardware, and POOF it was a built in buffet/hutch!

If it were me I would take off the trim, (carefully as I could) take down the tiles and see what I have.

I think it needs new roof, gutters, downspouts, electrical, plumbing, a lot of drywall, kitchen, 2 baths, trim, doors, flooring and paint.

If it was my choice, I would choose blueish/gray with with trim, like cape cod colors.

The tenants got to buy (or bring) their own curtains and put them on the rods.One thing I heard of (I think here on BP), and considered but didn't end up doing, is this: Get some 1x3 or 1x4 lumber, and cut it a few inches longer on both ends than the window trim on the top of the windows.

Then carefully trim anything that sticks out over the side.When it's dry, contact cement won't stick to the wooden dowels, but will stick to itself.

Basically what it needs is trim, new doors, interior patching and finishing items with moldings etc, and a little exterior work.My question, I have contacted a couple different banks to start the refi process.
