condo rentals a good idea for beginner landlords?

Can investing in condos be a good idea for beginner rental property owners? I know they will probably cash flow less due to the HOA fees, but at the same time for a new investor there won't be as much worry about any exterior issues. At the same time I guess those HOA fees could just be put into a future repair fund for single family homes. Any success stories in people that have started with rental condo units?

Trying to decide between a condo, multi family, or single family for my next property.

I have a few townhouses that are in a condo HOA and I am quite happy paying the fee and having all exterior maintenance not be something I have to think about.

The fee is reasonable but I assume fees in NJ are higher or even dealbreakers.
