Keep in mind a lot of real estate brokerage will follow customary paths on how they charge and do business. 

I live in Lancaster, PA and it's a lot here that's very positive.Our market is historically pretty stable and hasn't been subject to sharp increases followed by sharp decreases in property values.

Did you follow or attempt to follow everything on your end such as inspections, etc and were stymied?

I don't necessarily follow that model anymore, but it was a great place to start.  

As long as you are following the law and the lease, you shouldn't worry about lawsuits.

So while I will reach out, follow up, etc., leaving it primarily to the platform's messaging system or texts has worked out so far, reserving direct phone contact for requests or emergencies (which saves time).

If you get your system and modeling down and follow what I mentioned above with respect to coming up with your strike price/offer price, you shouldn't look back if someone overpays for the property.
