Teanent stopped me from removing a storage fence

Hi.

On one of my 4 units there is a small fence on the side of it which is unit c and I have the teanent which has been there for 4 years.

The fence (storage) is not in the survey nighter in her lease.

It is very messed up and I am trying to remove it from the building to avoid and further mess.

So she started arguing and I gave her one week to remove her stuff.

Is there any legal action she can take against me?

I need to remove it since it is outside in order to be able to maintain the property better.

This is your property. Did you give her written permission to store personal items outside in a common area? If you did, then you have to honor it. If you did not, then she has no right to that space. She is renting the apartment, not the entire property.

It's very important for landlords to understand Landlord-Tenant rights and maintain control of the property. It's also important to know when you face the risk of a lawsuit. In this case, she had no right to the common area and no legal standing for a lawsuit. You can be sued for anything at any time. As long as you are following the law and the lease, you shouldn't worry about lawsuits. I manage hundreds of rentals and have had thousands of tenants, but I've never been sued once.
