In fact just took a couple of hours to go play in my backyard...planted some flowers, played with the dogs...it's a gorgeous day, and I deserve to enjoy it!  

(Just give them a bit of sugar, on flowers and honey and these little creepers work for pretty much free. so I slave drive them with lil teeny tiny fairy whips if they slack.. and they love me for it too..  

They eat everyone's trees and flowers, crap all over the lawn, etc.

But to be specific it was new interior trim throughout, cabinets and concrete counters in kitchen and bakers pantry, light fixtures everywhere but bedrooms, flooring throughout entire house, interior paint, complete bathroom remodels, exterior paint, roof, some flower bed stuff out front. 

On the D class I don't bring my personal decor (since it may be stolen) but I still add the inexpensive items like the rolled bath towels, the wine w/ glasses and dish towel in the kitchen and some flowers planted near the front door (even though they would quickly kill them after move-in)Years ago, in two different events, I have had rentals that sat for a month with little interest. 

The landscaping, shrubs, trees, and flower beds were all totally removed.

I didn’t like the stone facia around this basement windows anyways,  would simply plant some nice shrubs along the front line of the home with some mixed in flowers for best curb appeal plus it will save you money on the construction! 

I have 2 kids as well and my wife would never go for that, never mind that duplexes are $1-2MM and would never cash flow.@Eric

Trim bushes and shrubs, remove weeds, and plant some flowers for color.
