Looking at BRRR investing in the indianapolis area. Has anyone had luck in this area and what types / price points of properties are you having success with? Thanks!

@Mike Woods I invest in Indianapolis C class SFRs. Typical all in costs (purchase and rehab) come in between $40k - $65k. While there is room to force equity and recapture much or even most of your cash investment through refi, it is pretty tough to get is all back and truly achieve the so called BRRRR...at least that's been my experience. I cannot speak to B class or even A class investments in Indy.

Market values fluctuate up and down but only slightly. You cannot count on appreciation like you would in Portland or LA.

I will say, however, that the cash flows in my particular market are fantastic.
