Investment Info:

Single-family residence fix & flip investment.

Purchase price: $170,000
Cash invested: $30,000
Sale price: $305,000

Complete remodel. Everything with the house is new except for the windows as we wanted to keep the character.

What made you interested in investing in this type of deal?

i like flipping houses

How did you find this deal and how did you negotiate it?

I'm a Realtor and was lucky enough to get a deal that was listed.

How did you finance this deal?

Cash

How did you add value to the deal?

renovated the entire house

What was the outcome?

people loved the house and it had good profit

Lessons learned? Challenges?

It was good that it was funded with cash as I had things come up and it took way longer than expected. Having a loan payment would have hurt profits.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I'm a Realtor so of course recommend myself but Empire Construction Group did the rehab and they did awesome!
