Then I checked a popular social media source, and (conclusively) figured out that the individual was incarcerated for over a decade and recently released!!

Usually there is not enough margin, if any at all, for you to pay closing costs, make a spread/assignment fee, And pay a selling RE commission-thus my conclusion you would only be using the realtor on the buying side, not the selling side.You were posting while I did.

After further research I have come to the conclusion I will need to make a lease addendum.

Take that to its logical conclusion, that means your potential multifamily tenants will not be motivated to live where they are living in order to help their children succeed in life.

Moving out is the only logical conclusion.... you're not going to change them, and you need to focus on your health, which they dont seemed concerned with.
