Buyers Representation Agreement

ALL:

Good morning. I received an email from the realtor I've been trying to work with stating that in order for them to assist me(pull cash buyers list from MLS or accomodate any other real estate assistance I'll need as an investor in this market), I will need to enter into a Buyers Representation Agreement with them. They also stated that they only work with clients working exclusively with them. Is this common? If so, what things should I look for in regards to the realtor to ensure me that entering into such an agreement will be beneficial for my real estate needs as an investor?
