First step is to educate yourself fully on the market, the type of properties your looking at by reading the OM or listing completely and do as much research as you can on the property, area, rents, values etc.

Then, I would try to get my hands on as many OMs as possible and go to town plugging them into a template.You will start to see trends, and you will get quicker at underwriting.

Gabriel,I would recommend going on to either Loopnet, or a big name brokerage website (CBRE, NAI, etc.) and downloading OM's comparable to your property in mind.

When you look at an OM (especially on smaller deals that aren't 100 units or more) you are missing TONS of expenses.
