It's hard to be the best at your craft if you only do it part time or a few deals a year.

Crafting it like two reverses might be almost as cost effective.  5 -10K is a good estimate.I got from your first post that it is the risk of not finding the perfect replacement property that is scaring you from just doing a straight exchange and cutting that expense by 90%.  

Some ideas to get started:Use this link & note some of the Illinois Investment Clubs Set aside some time & visit all of them & then decide which one(s) make sense for you.Learn your craft.  

And that is what is needed if your going to buy a home at discount or pre foreclosure etc. and your skill set can be what you learn and then what you craft for your PERSONALITY not one size fits all.But there are certain trigger lines.. you have to learn to not sell past the close .. you have to know when to shut up.. you have to be able to lead them to the conclusion you want.. and again ASK for the order...
