What I am also contending with here is the refinance would take longer, because I am assuming my banker would want to see it leased for closer to market, not sure though if that plays a factor?  

As I get deeper into future JV deals where I'm actually on title or part owner of the LLC on title, there are certain guidelines through EXP that may be a headache to contend with which wouldn't exist in a 100% brokerage or on my own as a broker. 

There certainly is value to the current owner, no PITA Realtors(Tim Dolan), no PITA neighbors, pretend investors or buyers) to contend, no keeping their beds made or cleaning the sink.

Or, is there a floor above yours, and you are contending that the dirty water in your sink when you arrived came from upstairs via backup in the main drain line?
