Identifying Real Investors!

BP Community,

I've been attending my local REIA for the past few weeks and connected with several investors. How do I seperate the pretenders from the contenders? I've read a lot on the forums about people who talk the talk but don't walk the walk.

Any best practices would be helpful. I recognize the importance of building trusting relationships but I also want to be mindful of my time investment.
