What I've learned is that 1-2% deals elsewhere typically have to be 3+% deals in that market as I generally have to include heating fuel, which can be an enormous expense.

The bull market seems to be ending in stocks, I think RE will fare far better with low mortgage rates but I still wouldn't touch more volitile assets like luxury condos with a 5 foot pole.

They have about 200 billion dollars worth of real estate projects to be completed by 2012, their immigration rate is staggering, fuel is extra cheap down there (26 cents a liter, translates to a little over a dollar a gallon).

So far entergy was coming in such a high price. high price now they say because of potential income i can get the poles and cable to  my meter base discounted almost no cost.   10 to 15 pads on nice rectangle lot, next to new pond we dug outdoor camping..
