What I try to explain to them is that a "cash flowing" property that makes $1000/ after expenses but is only worth 180k is not the same thing as a property making $300/m but is worth 400k.Sure numbers wise that first deal is killer and blows the other one out of the park.But if you were to put 20% down on both properties, your 20% will take you a lot further on the 400k deal over time.The 400k property will appreciate faster and better since the location is more desirable.The 180k property can give you headaches every day.
