Regardless see what the neighborhood is demanding and make your judgement on that. 

Often they have terrible credit so it's not usually an issue, but your guy is the exception.So what you need to do is make a judgement call.

The property I had under contract fell apart because there were extra liens & judgements that magically appeared after the title search which made it a non-deal :) It's weird how that happens right? 

If they have more income and no evictions or civil judgements I would be fairly confident. 

I have received a judgement for possession against a tenant at the magisterial/district level (arrears and breaches of the lease) Tenent has Indictated they will appeal the judgement.  

My only problem with Cozy's background/credit check is that the advertise to the tenant "never give your landlord your social security # again".Wouldn't you need their social if you had to evict and file a judgement against them?

Do you know how to do death and estate searches, judgement searches, bankruptcy searches, skip tracing in addition to a basic title search?

There's a fine line between neglecting necessary repairs and ignoring a needy/picky tenant, but that's where your professional judgement comes in.Bottom line...set the level of expectation for your tenants (not the other way around), and apply the Pareto principle and move them on if someone is using up an inordinate amount of your time.

- secondary question- can you collect anything from someone on SSI and retired or are they judgement proof?
