How to start with BRRRR?

Hey! I want to go into Real Estate BRRRR. I currently have no money and just wonder whether anyone has a 5-10 Step Plan for me, on how to get started and what I will surely need to do so.

1. Start saving money. 10% of every paycheck first goes into a separate account that is only for investing.
2. Read. The Richest Man in Babylon by Clason, The Millionaire Real Estate Investor by Keller are a couple. This includes asking questions on the BP forums. Good start there.
3. Develop a niche you plan to invest. Perhaps single family BRRRR is your place.
4. Network. Local meetups are a great place to start. Just meet people and tell them your plan. You don't need to ask for anything or find a partner.
5. Ask your network for referrals for accountant, agent, attorney, 3rd party property management, and banker. Interview them and select.
6. Tell your agent your search criteria. Find out from your banker what price you'll be able to pay for a place.
7. Start evaluating deals coming in from your agent.
8. Make your offer and negotiate.
9. Close and get ready for the next one.
