Foreclosing a Tax lien WITHOUT attorney?

Hi All,

I'm new to the forum and looking for info on foreclosing a tax lien. I'd like to do it myself if possible. I have 2 tax lien and that are in Pinal county. This will be my first time but I think is doable if I know the procedure and forms/documents to file.  Any help or guidance will be greatly appreciated. Thanks much, Mona

@Mona Ghai I think it is a very bad idea.

While theoretically it is possible, you are probably not going to be able to get title insurance if you do it yourself. This means you may not be able to sell it or finance it. 

In most states if someone redeems the tax sale they need to reimburse your legal fees. So you only save money if you are able to foreclose.

I have been doing tax sale for 15 years. I know more about tax sale law, case law, and how the court handles things better than 95% of attorneys in my state. I wouldn’t consider doing it myself. 

Do you know how to do death and estate searches, judgement searches, bankruptcy searches, skip tracing in addition to a basic title search? There is a LOT to do and a lot of potential people to notify. Get it wrong and you have bad title.
