Within the past two years I have saved close to $20,000 to invest in real estate and am more than ready to do just that.But in my market, the houses are flying off the shelves in a matter of days at full asking price if not more.

As for the projects expected to start in the fall, many GCs are shelving them until the start of the new year with hopes for improved purchasing conditions.I would be curious to hear from other members to see if they have felt the impact of rising building material costs.

Since COVID19 all the potential properties are flying quickly off the shelves and unless you have all the money in advance (which I don't) than you have no chance.So here is my question - are you guys investing in a market that is a little bit slower but a profitable flip can be done there and with a reasonable price range for me (up to 150k all in all)?

Account Closed mentioned that homes are flying off the shelves in Great Falls NY which is probably true. 

Deals are flying off the shelves due to low inventory and interest rates.

Ok To update this topic I am nearing the completion of my project with my duplex in the sketchy neighborhood I have had a few people approach me about renting the unitsthey like the price and couldnt care less that I put in accent walls or that there is a waterfall faucet and a floating vanity.they just want a clean place to rest their heads.so perhaps I was all wrong in trying to provide the upgradesone upgrade they did like was the washer dryer hook up i installed by converting one of the two hall closets into a space for a stack washer and dryer.I liked what one of the earlier respondents said concerning durabilitymoen faucets because you can change cartriges and tile the tub surround becuase of durability I will be looking for ways to have function as well as form and keep it simple.maybe I will keep the floating vanities and just install pedestals with shelving and keep the floating vanities for myself.

Instead, we have a bunch of meaningless laws being discussed and guns and ammo are flying off the shelves.

Yeah, if you are out of state, it is good to know the crime laden area you are purchasing in.

Keep us updatedThe kitchen has a very large pantry, its about 6 feet wide and 20" deep with 5 shelves.

So for instance a 40k property in a nice area for 600 rent would fly off the shelves versus an iffy area where the investor might want 850 for 40k for a rental.Can't you just put an option on this and have it under contract and then shop it around to see if any takers??
