Mounting shelves, a TV, or other large items that requires screws, bolts, or anchors should be regulated by the landlord and charged to the tenant. 

Keep the main structure but open it up for shelving. 

If there are multiple offers waiving that would help but most homes on the market are not flying off the shelves.

To maximize the sq/ft (and save cashola) and give it a more spacey feel, I’m doing open shelving instead of upper cabinets and the countertops will extend all the way to the near wall, fully covering the front load washer and dryer units, which also have their home in the kitchen.

My friend said his client nearly bailed when she found unexpected wiring issues behind the kitchen walls..apparantly the seller hadn’t touched that electrical since the Reagan era..but with a patient electrician who understood the local code and a carpenter who improvised a shelving trick in the diningrom, they ended up selling above asking.Flipping and building can get tricky, especially once you start thinking bigger.

While I'm still angry about my family, I'm excited that I can make plans without taking their needs into consideration anymore as I shelved my own life to prioritize their needs.
