In this instance, there is no 7-day grace and the landlord can still require the tenant to vacate after 15-days even if they pay their arrears.In either case, if the Notice is not rescinded and the tenant has not vacated by the 15th day, the landlord can call the sheriff to escort the tenant from the property.Within Canada, we have one of the more "neutral" eviction processes, there are other provinces where - either due to regulations or backlog - it is a long arduous process to rid oneself of a bad tenant ... the perfect breeding ground for professional tenants.
