Positioning oneself to assist owner/seller for profit

Current events: I have the opportunity to work with the owner/seller of 160+ acres.

Deal Characteristics:

  • Oil producing
  • 70 Acres currently rented by farmer
  • Mature timber (veneer stock)
  • Sits at along river
  • Bumps up against park system

Questions:

  1. Although I am not a realtor/agent , how must I position myself (Documents, etc.)?
  2. Could I put the land under contract (Is this the same as obtaining interest in the land via an option)?

Any and all advise is appreciated.
