Ignore nay sayers and make your own decision about what fits best into your vision whether that be million dollar flips, slum lording, BRRRR, notes, SF/MF, etc.  

I am a student of Brad Sumrok's, as well as a member of his team now, but I can tell you that I've passively invested with several of his students, most of whom were first time deal sponsors.
