You absolutely see more turnover and more “deal chasers” in C class.

If you do not have property management software that includes a module for inspections, i recommend SnapInspect.com   They have a cloud based and phone app system that is incredible, very reasonably priced, and easy to use.

I did have one lined up to replace her but I let the money cloud my decisions because I didn't want to miss a month of income from the house.

Why not just write down the name of the bank and the check number.If you make a simple spreadsheet, you can email it to yourself or save it to the cloud, so you can always access it.Apartment #, Name of Tenant, Bank (checking account bank), Check #, Amount, Purpose of Check, Balance Due (if they still owe you money after deducting the check ), Notes.I'm not up on smart phones, but maybe you can have this simple spreadsheet on your smart phone?
