Tenant STOLE my washing machine
Hey guys, I have a big issue. I moved to Orlando two years ago and had been renting out my house. The first tenants to move in had just moved out a few weeks ago. My property manager did a walk through and said everything looked fine outside of some minor repairs but was advised that the washing machine was broken. My property manager told me that the washer was broken and said that it was in the garage, well it turns out that only the dryer was in the garage and the washing machine was missing. When my PM asked the tenant about the washer, he said that it was broken and that he took it to an appliance shop for repair and was told that its not worth repairing so he decided to leave it there. My PM did tell me that the washer and dryer are courtesy items and would not affect the tenants down payment (which I didn't know about and would have never left them in the house) and that if either were broken then that is just a loss for me which I can understand if its in the lease. Neither me nor my PM has physically seen the washer, so its hard for me to believe a tenant that doesn't own a washer would want to take it across town to get fixed then decide to leave it because its not worth it...can i consider this grand theft??? The washer is $650 brand new.
