My conclusions are:  We asked for too much rent.

A few examples would be:1) A physician looking to put his money in a long term, no headache investment2) A foreign investor trying to get the money out of their country and away from their government's reach3) An investor buying w/o partners4) 3 friends that purchase together5) An investment group that needs to underwrite investors returns into the financesAll these investors will underwrite the property differently and thus reach different conclusions as to the price they are willing to pay for it.

In conclusion, it's a great deal for some people and a terrible one for others, but it's always free to check the numbers.
